More About The Land
My wife and I are not real estate developers or land barons, we just wanted to live in a beautiful area that had all the things we always dreamed of. After years of looking we finally found it. Now you can enjoy it as well.

Both these building lots are fully approved and ready to go. All engineering is complete, perc. (septic) test successful, curtain drains installed and rough driveways are in. All utilities are nearby. If you've been looking at land that is not engineered you could be spending two to three years and a lot of money getting the necessary approvals, so having a fully engineered lot is important.

Each lot is nicely wooded; one with old-growth trees, the other with lush cedars. You have your choice of a direct protected Western view of our stream and hillside or an old stone wall and direct access to a Warwick town road. Both lots are about 1000' from Rt. 17A, which means easy access to this major highway, yet far enough away to neither hear nor see traffic. We live next door, we know. We don't like traffic....

With the exception of a few friendly neighbors (we are nearby), you have privacy with peace and quiet. We enjoy that most of all. All surrounding land (including our 35 acres) is either protected from future development or part of Sterling Forest Park. Homes in the area are valued from $300,000-$1,600,000. Warwick has very rigorous zoning standards, so your investment is protected. On the other hand, we had no problems building exactly the sort of house we wanted. Both lots will accept the largest house you can think of or a small weekend cottage. Houses in the area range from 1500-8000 sq. ft.

The location could not be better: a realistic 48 minutes from the George Washington Bridge, and even closer to northern New Jersey. Take the train, bus, or drive yourself. My wife uses the train from Tuxedo Park once a week and drives on the other days. When we were building the house, I drove up in a reverse commute from Tribeca (8 miles south of the GWB) each day in less than an hour - without being arrested.

You will be two minutes away from 9-mile long Greenwood Lake with fishing, boating, and lunch or dinner at any one of six lakeside restaurants. In the spring and summer we often eat there on the weekends -- not much nicer than a sunset dinner on the lake. You are also 8 miles away from the Villages of Warwick, Chester, and Monroe with all sorts of shopping -- all the way from antiquing to Big Box: WalMart, Home Depot, Target, BJ’s, Woodbury Commons, etc. Convenient but no problems with traffic jams. Your post office, gas, newspapers, pharmacy, pizza, cheeseburgers and high-end French pastry (Jean Claude's) are all just down the hill in Greenwood Lake. Does it get any better?

Privacy and the ‘rustic’ life style -- it seemed like a fantasy, but we are actually living it. You can as well. Only these two lots are available. One lot was reduced recently to $155,000 and the other is $175,000. One is slightly larger than one acre, the other is a little less than an acre. These prices are good for the next few months We intend to sell one lot in the next few months to a local builder, at which time we will possibly take the other off the market for five or ten years. Right now both lots are available and these are the among the very few lots in this area. It is impossible to further subdivide our land, so what you see here is what you get: forever.

Keep in mind that these lots are fully engineered, surveyed and approved. They are ready to go right now. The Town of Warwick requires that you drill your well before getting a building permit, but that usually takes less than two weeks. In this area the land/lot approval process can take anywhere from two to seven years (ask any local engineer). If you are looking at any other land, ask to see the stamped and approved engineering documents. Without them, you will be buying what they used to call 'a pig in a poke' -- you have no assurance of ever being able to build on the property. Since we have already done that work (and paid for it) you can start on your house immediately!
